Realtor Design Counseling
I have assisted realtors in facilitating sales. I extend the same assistance to you.
• Consider your perspective. If you are a buyer's representative, you understand, the challenge that your clients face when deciding on different properties.
• If they're drawn to a home, but find it doesn't quite meet their needs. You can offer them my help to show them solutions to realign the property with their requirements, using rough plans and sketches to illustrate the potential outcome. This could sway clients towards making a proposal in just one hour,
• Other properties that clients want to explore may create questions or conflicts. This process repeated, may help clients resolve conflicts and prompt decisions.
• Listing agents: can clarify a client's options by revealing their properties potential, improvement with ideas, sketches & plans or a rendering. Clarity helps clients to act decisively, whether to 1) Sell along with the provided drawings. 2) Opt to renovate before selling, or 3) Choosing to remodel for personal use.
• For distant virtual meetings, I can virtually show the site and work with them to produce the designs as needed. If so, I'd like to visit local properties beforehand.
• The process: I will meet with your client at the property, attentively noting their preferences and concerns. While focusing on a clients answers to my questions and feedback to my Ideas, I will generate rough scaled plans and 3D sketches tailored to their specifications within 1-4 hours. It works even faster if provided with a survey, plans, photos, and HOA covenants.
• Client Team Meeting. If the client responds positively, clients can discuss the solutions with you, me and involving a builder to assess the project, provide cost estimates, all in a meeting arranged by you to facilitate your client’s decisions.
• Payments: The initial meeting is on an hourly basis and to be paid for at completion. You can contact me on my cell phone number for the fees and to get answers. If there's no synergy, all will know and there is no charge.
• Services: I offer this counseling as a stand alone service. Your clients can retain full ownership of the drawings and ideas, with the freedom to continue working with me or engage another architect or builder.
• Deposit: If clients, choose to wait or make other arrangements, they can pay 25% more to have full ownership, to use the drawings as they wish. That fee will be credited to the next meeting if they choose that. The fee structure applies throughout the architecture process, which can include completing the all architecture work under a separate equitable contract if desired.
